Responsibilities
The Assessor is responsible for the valuation of all taxable property in the Town of Livermore Falls, both real estate and business personal property. The Assessor’s office also tracks ownership changes, maintains maps of parcel and their boundaries, maintains descriptions of buildings and property, keeps track of property ownership and properties eligible for exemptions and other forms of property tax relief. The office can provide information on real estate and personal property tax assessments. Your total property assessment consists of both the valuation of the land or parcel and the valuation of any structures or buildings.
The office can assist you with information concerning:
- Abatements and Appeals
- Real Estate – Map/lot location, property values, owner and owner’s mailing address and lot size
- Special Land Classifications – These are State of Maine Current Use Programs and include Farmland, Open Space and Tree Growth
- Tax Relief Programs – Homestead, veterans and blind exemptions
- Business Personal Property – Business Equipment Tax Exemption (BETE), Business Equipment Tax Reimbursement (BETR)
Approximately every ten years, the department conducts a comprehensive revaluation of all taxable properties in Livermore Falls. This is to ensure that the Town budget and expenses are fairly distributed as property taxes. The last revaluation was conducted in 2025 and was effective as of April 2025. The Town contracts with the firm of J.E. O’Donnell of New Gloucester to provide property assessing services along with 35 other Maine towns. Their local representative is Paul Binette who is in the Town Office every other Thursday. Property Tax
As per State Statute, the ownership and taxable valuation of all real estate and personal property subject to taxation shall be fixed as of April 1 of each year. It is your obligation to forward this bill to the current property owner. Failure to forward this bill may result in a lien being placed against your name. If you have an escrow account, please forward a copy to your mortgage holder prior to the due date. If you would like a receipt, please send a self-addressed stamped envelope along with your payment.
This bill is for the current tax year only. Please call the Town Office regarding past due amounts, payments, interest, and refunds. After eight months and no later than a year from the date of the commitment, a lien will be placed on all real estate for which taxes are unpaid.
